Valuations are required for a wide variety of reasons.  Examples of valuation purpose are given below:

Disposal or Sale

 

If you are intending to sell property it is important to have a formal valuation to ensure you maximise your return.

 

Acquisition or Purchase

 

Ensure you do not pay too much for a property you would like to buy.  This can be especially important at auctions.  We can undertake a formal valuation on your behalf before auction or at any time the property is on the market.  A valuation will enable you to be fully informed before you make any decision and could save you thousands of dollars!!  It is also important for interstate and overseas buyers to obtain an independent valuation in order to avoid a poor investment choice.

 

Mortgage Security

 

We provide reports ranging from short form residential type formats to expanded formal assessments for a variety of lenders.  Our reports are styled to suit our clients particular requirements and always aim to ensure lenders are fully informed as to the current position and future prospects of the security property.

 

For individuals, if you are intending to finance a purchase through one of our clients, then it may be possible to assign our valuation to the particular mortgage provider.  This can have save both time and expense.

 

Family Court/Divorce Settlements

 

We provide valuations for Family Court purposes in settlement cases.

 

Goods and Services Tax (Margin Scheme)

 

From 1 July 2000, many land owners may lose one eleventh of sale proceeds -- unless they have adopted the margins scheme.  We can value assets at the relevant date and provide full reporting for taxation purposes.

 

Development Feasibility

 

We have the knowledge and experience to provide valuations and advice with regard to any development proposal.  We specialise in residential subdivision but have extensive experience in all property sectors.

 

Discounted Cash Flows

 

This is a specialised method of valuation frequently utilised in development proposals.  We have both the resources and experience to undertake such assessments.
